What we clean

Six services.
One bright exterior.

Everything that makes a home look tired from the street, gone in a morning. Brighter rooms, glass you forget is there, and an exterior that looks freshly cared for. We match the method to each surface, so nothing gets harmed getting clean.

Inside and out with purified water. Frames, sills, and tracks wiped down as well, so the whole opening looks new instead of just the glass.

Leaves, grit, and nests cleared by hand, then every downspout flushed and watched until it runs clear. Debris is bagged and leaves with us.

Pressure and soft washing

Driveways and patios brought back to their real color. Painted siding gets a low pressure soft wash instead, so water never drives in behind the boards.

Dust and pollen film quietly cut your output through the summer. A deionized rinse and a soft brush bring it back without scratching the panel glass.

Before and after

The difference you can
see from the street.

Two of the jobs we do most, caught at the two moments that matter. Hard water spotting on glass, and algae on a wall that never gets the sun.

Window pane covered in dust, pollen streaks, and dried water spotsBefore
The same style of pane cleaned, reflecting blue sky and a green treeAfter

South facing glass

Pollen, dust, and dried mineral spots build up fastest on the sunny side. Purified water lifts them, and there is no soap film left behind to catch the next shower.

Weatherboard wall stained with green algae and black streaks under the rooflineBefore
The same wall after a soft wash, an even pale color with clean shadow linesAfter

The shaded north wall

Algae takes hold where the sun never reaches. A low pressure soft wash takes it off the paint rather than blasting it, which is what keeps the boards sound.

Before and after frames are illustrative photographs made for this concept study, not a documented client job.

Why it is worth it

Clean glass changes everything.

  • More daylight, at no extra cost

A layer of dust and pollen is enough to dull a south facing room. Clear the same window and it puts noticeably more light on the floor by mid morning.

  • Curb appeal that reads instantly

Bright windows and a washed exterior say the house is looked after. It shows in a viewing, in a photograph, and to anyone walking past the gate.

  • Protection, not only polish

Grit, algae, and mineral deposits etch glass and wear paint over time. Cleaning on a schedule is the cheapest maintenance you can put on a building.

Cleaning schedule

How often a home
actually needs it.

The real answer depends on your trees, your aspect, and how close you sit to the coast. This is where most properties on our books land.

Windows, outside
Twice a year
Pollen coats the glass in spring, and autumn rain drives grit onto it again before winter sets in.
Windows, inside
Once a year
Cooking film and household dust build slowly indoors, so one visit a year keeps ahead of it in most homes.
Gutters
Twice a year
Once after the leaves drop and once before the spring rain. Sooner if the house sits under mature trees.
Driveways and patios
Every 12 to 18 months
Algae comes back fastest on shaded concrete and on north facing stone, where the surface stays damp.
Siding soft wash
Every 2 to 3 years
Long enough to be worth the visit, short enough that the staining has not set into the paint film.
Solar panels
Twice a year
Dust and pollen sit on the panel glass through the dry months, which is exactly when you want the output.

A guide rather than a rule, written for a fictional company. Heavy tree cover, salt air, and a shaded aspect all pull these dates forward.

On the day

What a Brightwork
visit involves.

A standard house takes two to four hours. This is the shape of it, so you know what is happening outside your window.

  • 8:00 am · Arrival window

We text when we are close

Bookings run in two hour arrival windows, and you get a message when the crew is thirty minutes out. You do not have to wait on the doorstep all morning.

  • 8:10 · Walk round

Every elevation, before anything gets wet

We look for failed seals, sashes painted shut, sagging gutter runs, and glass that is already chipped. If we find something, you hear about it then rather than afterwards.

  • 8:20 · Setup

    Set up and protect

Mats at the doors, hoses routed off the flower beds, ladder feet on level pads, and gates closed behind us if there is a dog in the garden.

  • 8:30 to 11:00 · The work

    Top down, in that order

Glass washed and squeegeed, frames and sills wiped, tracks brushed out. Then gutters, then anything at ground level, so nothing clean gets dirty twice.

  • Last 15 minutes · Check

    We walk it with you

Round the outside together while the crew is still on site. Anything you are not happy with is redone there and then, not booked in for another day.

  • On the way out · Tidy

    Left as we found it

Debris bagged and taken away, mats up, taps off, and a card through the door with what we did if you were out when we finished.

Pricing

What a clean costs,
by home size.

Price is set by pane count and access, not by how bad the glass looks on the day. These are the bands most homes land in for a full exterior window clean.

Apartment or small home
$140 to $190

Up to about twelve panes, ground floor or one flight up, exterior glass and sills.

Three bed, single story
$210 to $290

The most common booking. Exterior glass, frames, sills, and tracks all included.

Two story family home
$310 to $420

Worked from the ground with a water fed pole wherever the run allows for it.

Large or multi story
From $450

Quoted once we have seen it, usually from photographs you send through.

Interior glass, add 40 percent Gutters from $130 Driveway from $180 Solar $12 a panel Screens $4 each Soft wash from $240

Single visit

Full price

One clean, one price. Book it when the glass starts to bother you and we will usually get you in that week.

Most booked

Twice a year

10 percent off

Spring and autumn, dated in the diary before we leave. A text reminder lands two weeks ahead of each visit.

Quarterly

15 percent off

Four visits a year for houses under trees or near the coast. We handle the scheduling and you keep the same crew.

Every figure on this page is invented for a fictional company. A real quote would depend on pane count, access, and how long the glass has been left.

Window cleaner reaching second-story windows from the ground with a carbon water-fed pole
Insurance and safety

Working at height, done properly.

Most of what we do happens above head height, and most of it happens from the ground. A carbon water-fed pole reaches three stories without anyone leaving the lawn. When a ladder is the only way up it goes up with a standoff and level footing or it does not go up at all, and roofs are worked from the edge rather than walked on. Every crew member is background checked before their first job.

From our customers

The morning after
we leave.

The upstairs windows had not been touched since we moved in. They did the lot from the ground with a pole, and nobody had to hold a ladder for anyone.
Homeowner · Cedar Park
It rained the next afternoon and I assumed that was the money gone. Rang them, got an explanation of why pure water does not spot, and the glass was still clear.
Homeowner · Riverside
They found a cracked pane on the back elevation and told me about it before they washed it. That is not what happened with the last crew we used.

Good to know

Questions we hear
on the driveway.

Do we need to be home?
Not for exterior work, as long as we can reach the gates and an outside tap. Interior glass needs someone there to let the crew in, and we will book that part for a time that suits you.
What happens if it rains afterwards?
Rain on its own does not undo a purified water clean, because there is no soap film left for it to lift. If it rains within 48 hours and you can see spotting on the glass, we come back and redo it at no charge.
Do you use ladders on second story windows?
Only where a pole cannot reach. Most second and third story glass is done from the ground with a carbon water fed pole, which keeps the crew off ladders and keeps boots out of your flower beds.
Will pressure washing damage the siding or the paint?
It would, which is why painted siding gets a soft wash instead. That is low pressure plus a cleaning solution that does the work chemically. Hard pressure is kept for concrete, stone, and pavers.
Can you get rid of hard water spots that have been there for years?
Often, with a mineral restoration treatment quoted separately. Where sprinkler spray has been hitting the same pane for years the glass can be etched, and etching is permanent. We tell you which one you have before starting.
How does payment work?
Card or bank transfer after the walk round, once you have seen the finished job. Recurring plans are billed per visit on the same terms, and nothing is taken up front.
