Living room behind a full height wall of slim dark aluminum framed glazing in morning light
Windows & Doors · Replacement & New Construction

Daylight, engineered.

New windows and doors that leave the whole house warmer to sit in, softer against the street, and bright from the first hour of the day. Each one is measured to your openings, built to fit, and set clean, with the old units hauled away the same afternoon.

01 · The Line

Windows and doors, drawn to spec.

Four ways to open a wall, each suited to a different room, view, and way of living. Whatever you choose is made to your opening, not trimmed to fit something off a shelf.

02 · Frames & Glass

What the frame is made of decides the rest.

Sightline, heat loss, and how a unit ages all trace back to the profile. We build in three frames and one glass build, and we leave cut samples on your sill.

Cut corner of a thermally broken aluminum frame showing the polyamide break strip

Thermally broken aluminum

A polyamide strip splits the profile so cold never crosses the metal. The slimmest sightline we make, and the one big glass needs.

Corner of a matte gray fiberglass composite window frame with a welded miter

Fiberglass composite

Moves almost exactly as much as the glass it carries, so the seal stays under even load through a full year of heat and frost.

Oak-clad

Oiled white oak on the room side, capped aluminum on the weather side. Warm where you touch it, sealed where it rains.

The sealed unit

Two or three panes, argon between them, and a warm-edge spacer so the perimeter stops being the coldest strip in the window.

03 · Glazing

Pick the glass for the problem you have.

Three packages cover almost every opening. Which one you want depends on the direction the room faces and what sits outside it.

Package A

Low-E double

The working default for sheltered and north-facing elevations. Two panes, a soft-coat Low-E surface, argon fill.

Package B

Triple, argon-filled

For exposed elevations, cold corner rooms, and anywhere a sofa sits a few feet from the glass in January.

Package C

Laminated acoustic

Asymmetric panes with a damping interlayer. This is the one to order on a street elevation or under a flight path.

04 · Why It Matters

Three numbers that change the room.

Better glass is not a luxury line item. It is warmth held in, daylight let in, and street noise kept out, measured on real openings.

0% less
Energy / Heat Loss
Thermally broken frames and warm-edge spacers cut conductive loss at the perimeter, where most windows leak.
0% more
Light / Visible Daylight
Slimmer sightlines and higher visible-transmittance glass pull more usable daylight deeper into the floor plan.
0dB
Quiet / Sound Reduction
Laminated and asymmetric glass packages break up the resonant frequencies that carry traffic and voices indoors.

These three numbers are illustrative and written for a fictional company. Real gains depend on what is being replaced, how the opening is sealed, and how the rest of the wall performs.

05 · Replacement

The same wall, one season apart.

Most of what we do is replacement. The masonry stays where it is, the reveal is rebuilt, and the cold end of the house stops being the cold end of the house.

Old single glazed timber window with flaking paint and condensation before replacement
Before · Original sash

Single glazed, painted shut on one side, and running with condensation every morning from October onward. The putty line had gone soft at the sill.

After · New AP·C40 unit

A unit built to the surveyed dimensions, set on packers, taped, insulated, and sealed. The reveal was rebuilt, plastered, and painted the same day.

Kept as found. No structural work, no lintel change.
Time on site

06 · The Process

Measure. Craft. Install.

One crew and one accountable timeline, from the first laser reading to the final hinge adjustment.

Installer's hands laser measuring a stripped window opening with a level on the sill
Gloved hands pressing flashing tape along the sill of a newly set aluminum frame
01

Measure

A field technician laser-measures every opening, checks it for square, and logs sill conditions. Nothing is ordered until the numbers are confirmed twice.

On-site · 45 to 90 min
02

Craft

Each unit is built to your exact dimensions in the shop, glazed with your chosen package, and pressure-tested before it ever leaves the floor.

Fabrication · 3 to 5 weeks
03

Install

Our own installers set, shim, flash, and seal to spec, then walk every operation with you. The old units and debris leave with the truck.

07 · The Shop

Every unit leaves here with a number on it.

One building on the edge of town. Profiles are cut and crimped, units are glazed on felt, and each one is water tested before it is wrapped for the truck. The number stamped in the frame records the day it was built and the bench it was built on, which is how a warranty claim gets answered in a phone call instead of a form.

08 · What It Costs

What one opening tends to run.

Windows are quoted per opening, because that is how they are made and how they are fitted. These are the bands most of our work lands in, supplied and installed.

Standard replacement
$1,450 to $2,900
Per opening

A casement or double-hung in an existing hole. Supplied, set, flashed, sealed, and the reveals made good before we leave.

Large fixed or sliding
$6,000 to $18,000
Per opening

Wide glass, heavier units, and usually a lift. Triple glazing, a flush track, and structural checks on the head are all common here.

Pivot or entry door
$12,000 to $30,000
Per opening

An oversized leaf, a floor pivot set into the slab, and hardware machined to the door. Lead times run longer than the windows.

Ranges are illustrative and written for a fictional company. A real number would follow a site measure and a chosen glass package, and would exclude structural work, tax, and permits.

09 · Coverage

What is covered, and for how long.

Four separate terms, because a sealed unit, a powder coat, a roller, and a bead of sealant do not fail on the same schedule.

Sealed glass units
10 years

Against seal failure, fogging, and condensation forming between the panes. Replaced glazed, not repaired in place.

Frames and finish
20 years

Against warping, corrosion, and powder-coat failure. Timber-clad interiors carry a ten-year term on the finish.

Operating hardware
Lifetime

Hinges, rollers, cranks, and locks, for as long as you own the property. Adjustments in the first year are part of the job.

Our installation
5 years

Flashing, sealing, and water tightness on anything our own crews set. If it leaks at the perimeter, it is ours to fix.

10 · Owners

One heating season later.

What people tend to say once the scaffolding is gone and the first cold month has been and gone.

The back of the house used to be the room nobody sat in after October. We have not touched the thermostat once since the sliding wall went in.
Harlow Street · Sliding wall and four casements
Twelve windows out and twelve back in over two days, and the plaster looked like nothing had happened. That was the part I had not expected.
Ferris Avenue · Whole-home replacement

Quotations are illustrative and written for a fictional company.

11 · Before You Order

What people ask before they order.

The five questions that come up on nearly every measure appointment.

Can I keep the frames and just replace the glass?
Sometimes. If the frame is sound and the sash still closes on its seal, a new sealed unit is the cheaper move and we will say so. If the frame is the reason the room is cold, and on older timber it usually is, reglazing buys you a season and not much more.
How long is the wall actually open?
Twenty minutes to an hour per opening. We strip one, set the new unit, and seal it before starting the next, so the house is never standing open across several rooms at once. Whole-home replacements are sequenced room by room for the same reason.
Will new units fit openings that are not square?
That is what the survey is for. Nothing older than about 1960 measures the same at the head and the sill, so we build each unit to the smallest surveyed dimension and take up the difference in packers and the reveal, rather than forcing a square frame into a leaning hole.
What is the difference between U-factor and R-value?
They are inverses of each other. U-factor measures how much heat escapes, so lower is better and it is the number the window industry uses. R-value measures resistance, so higher is better and it is the number the insulation industry uses. A U-0.18 window is roughly an R-5.5 window.
Can we do one elevation now and the rest later?
Yes, and it is common. We hold your profile, color, and glass package on file so the second phase matches the first, and we will tell you which elevation is worth doing first based on what the survey shows rather than what is easiest to reach.
